Looking to buy your first home?
Arranging your first mortgage can be very daunting and that’s why we are here to help you every step of the way.
We will explain the full mortgage process and ensure you understand all the mortgage options available to you.
From initially finding out how much a lender is willing to lend so that you know your maximum purchase price when starting to view properties.
Once we have discussed your options and you are happy with the mortgage we have recommended we will apply for a decision in principle, the mortgage lender will carry out a credit search and based on the details provided offer a decision in principle. You are now ready to start viewing properties having the peace of mind you know the maximum you can borrow and all costs involved.
Find your perfect home
Once you have found your perfect new home, you would be asked by the estate agent/vendor to make an offer on the property, once an offer has been accepted we would then submit a full application to the lender with supporting documents these would include payslips and bank statements as proof of your income
Completing the application process
The lender will then access your application and will want to carry out a survey of the property to confirm that it is suitable security for the mortgage. There are two types of survey which we will have already discussed this with you prior to submitting your full application, either a basic mortgage valuation or a full homebuyers survey (please see our guides section for the explanations of these).
Keeping in touch
We will liaise with the lender at every stage of the process. As soon as the lender is happy with your application and valuation they will issue a mortgage offer, this means they are happy to lend to you.
